An Accessory Dwelling Unit, or ADU, is a term used for a secondary home or apartment that shares the same lot as the primary home. You may know them as granny flats or in-law apartments. They come in forms of Converted Garages and Basement Conversions. You have Detached and Attached units.
With the passing of the California Housing Opportunity and More Efficiency (“HOME”) Act, ADUs are surging in popularity and are predicted to be the forefront of remodels and additions.
An ADU can be used for income through rent or as an additional space for family. The process for an ADU is a bit different. This includes Eligibility (a little more T’s to cross and I’s to dot) – do you have the space, electrical/plumbing requirements, and the proper setbacks? Have your designs and plans been stamped by an engineer? Have you obtained the proper city permits? How do you go about construction?
